You want to sell your property in Ibiza but you are not sure about the essential paperwork that you need? Don’t worry, here’s a guide to the documents you need to sell your house, so you don’t miss any of the important paperwork.
It goes without saying that the first documents you need when selling a property in Ibiza is your passport and NIE number. The NIE number, is like the British National Insurance Number or the American Social Security Number. It’s a unique code for each person that lasts for their whole life and allows to pay tax, purchase/selling properties and pay utility bills. You can apply for it at the police station in Ibiza.
The simple note (Nota Simple) is a short report including the details of the property, its current owners and location of the dwelling. It includes also the “Catastro Number” which gives an indication of the property boundaries and limits.
IBI (Impuesto de Bienes Inmuebles) is the annual tax payment to the local authority; depending in which municipality of Ibiza you have your house (Dalt Villa, Santa Eularia, San Juan, San Jordi or San Antonio). It’s similar to the council tax in UK. You need to keep a proven track of the payments that you should present when you decide to sell your house.
Known as “Cedula de Habitabilidad”. You can apply for it at the Consell of Ibiza and it’s a certificate that confirms that your property meets the basic conditions to be inhabited. This document is not automatically updated, so you need to renew it every 10 years.
Since 2013 this is a document you must present, should you wish to sell your property. It’s a legal document that contains information about the energy efficiency of the property. The certificate is valid for 10 years and cost between 300-600 Euros dependant on property size.
