The real estate market in Ibiza

The market on Ibiza is multifaceted. We have noted that, in the last couple of years, the visible market reflected in asking prices is quite disparate from actual agreed sales prices, especially in the market of properties valued at €2 million plus. We call it the “virtual market.” It is nourished by rumors, word-of-mouth valuations based on other whispers and opinions or actual published asking prices.

Many agencies accept a price given by the owners without a professional evaluation having taken place. In instances, when an agency is asked to make a valuation, they often make comparisons with existing asking prices from the “virtual market.” Thus, overpriced properties flooding the market are the result. This fact makes it difficult for both buyer and seller to realize an actual idea of the true market. A successful sale within an acceptable time span happens, in general, when a realistic price level, with which both parties feel comfortable, is agreed upon.

We aim to list properties at realistic asking prices

which thus results in less to offer than other agencies might present but we believe that in this way the buyer will be spared the need to make a study of the market by wasting time visiting overpriced properties.

At the beginning of the process of acquisition of a property, a visit by one or two of our partners is conducted, a personal meeting with the owner and a proper evaluation based on actual comparable recent sales data take place.
