If you’re thinking of buying a traditional Ibiza finca, you should consider the following points.
Buying a traditional type of property in a rural side of the island, offers an idyllic setting for starting your life abroad, but it’s not without its challenges. Do you really know what you’re getting into? Do you know that you need special planning permission before getting the work done?
Before buying, renovating or building an Ibiza farmhouse, you should understand the quirks of the Ibiza property market to avoid any pitfalls. Read the following tips from our experienced team before making the big move to a rural life in the campo.
You are ready to swap your city life for a bucolic life in the campo, surrounded by a picturesque setting of olive trees and orange trees. You think you’ve finally found THE ONE but here’s our reality check for you – Is the situation of the property or land really tenable? Are you happy to replace your shock absorbers every year traversing the potholed and rock-covered camino that leads to it? If you intend to renovate, is it accessible for lorries to bring materials to it? Are you prepared to use a car each time you need bread and milk, and to go to pick up anyone who comes to visit you?
Wen you intend to renovate or build in a traditional farmhouse you always need to ask planning permission and the ‘mañana, mañana‘ attitude holds never more true than in dealings with the Ayuntamiento or any public office where you need to obtain licences. So be patient and prepared for an extensive amount of paperwork and hours before starting the actual works.
Bear in mind that only tradesmen registered in Spain are legally allowed to undertake building works (this ensures they have the correct level of insurance). To source the tradesmen, insist on seeing their work and talking to their previous clients. Word of mouth is not enough! Before starting the works, be sure that they will be compliant with your requirements, including materials and methods.
