4 things to watch out for on your first home viewing

Looks like you have almost found your perfect home in Ibiza! You browsed our website, narrowed down the choices to a couple of properties, you’ve planned your holiday viewing trip to Ibiza and now you are finally here and ready to step into those properties and see which one is the best for you.

And while you’ll know if a potential home meets your basic requirements — from the location to the number of bedrooms and the availability of outdoor space, you won’t know every detail of a home the first time you view it. So to help you out, we have put together a list of what you should look out for on your first house viewing.

Check the walls

One of the main problems with houses in Ibiza is the humidity. Check carefully if there are any cracks in the walls or keep an eye out for a sign of damp or mould Look out for fresh paint – if you notice any unusual cover-ups, ask why the work was done.

Check the windows

Insulation is key in Ibiza, so new windows are a bonus if you are going to buy a property in Ibiza. If the property features cheaper or lower-quality windows, this shouldn’t be a huge deal-breaker, and won’t be the biggest headache in improving a home. Still, the cost can add up if you need to replace them down the line.

Don’t forget the roof…

If you are about to buy an Ibizencan rural home, first thing’s first: ask when the roof was installed and ask to see the warranty of the work to back it up. Older homes may have some problems with the roofing, and the possibilities of an extra cost to repair it in the future will be high. It’ll be hard for a non-expert to know everything about the roof just by looking at it, so don’t be afraid to ask questions or follow-up with an expert opinion.

The electrical stuff

Electrical and plumbing issues will be hard to figure out with the naked eye so it’s a good idea to bring an expert along for a second walk-through. However, on your first visit, you can have a look at the electrical panel and ask when it was done. It’s quite common that properties experience some electricity shorts when it rains, that’s why most of the systems haven’t been replaced in a few decades.
